  • Repointing all joints using a custom-made restoration mortar

During grinding, it’s normal for some stones to release — that’s part of the process. What matters is how they are reinstalled and secured afterward.

This option preserves the original character and layout of the stairs while restoring safety and structural integrity.

Option 2 – New Flagstone Copings for Stairs

The second option is chosen when the existing flagstone is too deteriorated to restore properly.

In this case:

  • The existing flagstone is demolished
  • New flagstone copings are installed
  • Stones are typically close to 3 inches thick
  • Rockface edges are used
  • Longer pieces reduce the number of joints significantly

Using larger, continuous pieces minimizes weak points and creates a cleaner, more uniform stair surface.

This option is often selected when restoration would not meet our quality standards — or the client’s expectations.

Cost Comparison – Surprisingly Similar

Many homeowners are surprised to learn that both options are very similar in cost.

Pricing depends mainly on:

  • Number of steps
  • Condition of the existing stone
  • Access and layout

Overall, both restoration and new coping installation are very affordable solutions with long-lasting results.


Which Option Is Better?

The honest answer: both are excellent options.

We are personally passionate about restoration work. Preserving original stone and bringing it back to life is something we truly enjoy.

That said, we are also very honest.

If we believe the final restored look will not meet our standards — or won’t look right visually — we will recommend new flagstone copings instead.

Why Not Use Flagstone Copings from the Start?

This question comes up often.

The answer is mostly aesthetic.

When you install new copings:

  • You change the original flagstone pattern
  • Especially noticeable if the porch still has the old stone
  • Even when colors are matched closely, inconsistencies can appear

Some homeowners love the cleaner look — others prefer consistency with the existing porch. That decision is always made together, after reviewing real examples.
